The weather, and wear and tear, takes its toll on chimneys. Being at the highest point of the roof/property it needs to be well maintained accordingly.
Like all mortar based fixings, the mortar between the brickwork (chimney stack), will crack and crumble, over time. All that is usually needed is re-pointing.
Re-pointing consists of removing the cracked and crumbling mortar and replacing with a new mortar mix to keep the chimney stabilized and secure.
This can be a quick, simple job, however, if left and neglected it can cause major issues. In the worst scenarios, if the chimney is not maintained, it could lead to the chimney becoming unstable and could fall onto the roof causing damage or fall onto the ground below and affect whatever is at the ground level, vehicles or people.
We can carry out a chimney inspection, if you wish.
This chimney is in need of a repair, although unused, there is evidence of missing mortar, which needs attention.
The mortar securing the chimney pots will also require maintenance.
When the mortar starts to crumble, the chimney pots will become loose. Again the solution is to remove the old mortar, clean the area and apply the new mortar mix to stabilise the chimney pots.
The lead which is at the base of the chimney will also require checking to see if there are any issues. The lead keeps the join between the roof tiles and the chimney dry, so plays an important part of keeping the roof dry.
Worn mortar is cracking and missing, by cleaning and re-bedding ensures the chimney pots are stable and secure.
We offer a chimney reduction service or removal.
Not everyone uses their chimneys for the same purpose they used to. New properties tend to have smaller vents, ducts or funnels and do not need a full size chimney or chimney stack.
Chimney stack removal, part of the chimney above the roof. This part of the chimney is often removed for aesthetic purpose or for unwanted repairs on a disused chimney.
The chimney breast is classed as the chimney at floor level up to the stack.
A shared chimney, one that is also part of your neighbours, needs some consideration. Even if neither party use their chimney, you will need your neighbours permission, preferable in writing for legal purposes. No matter how friendly your neighbours are, it is necessary if things ever change.
Some home owners may want a loft conversion, and if require more space they can have their chimney stack and part chimney removed.
